Are both Mermaid Avenue Vols 1&2 remastered in the Complete Sessions?

Vol. 2 is indeed the only one that was remastered. Vol. 1 was originally mastered by Bob Ludwig at Gateway Mastering Studios, but the original Vol. 2 CD was mastered by Greg Calbi at Sterling Sound. I guess they went back to Ludwig for Vol. 3 and he remastered Vol. 2 for the set so that all the albums now have his mastering.
