  1. I have experience with both. I sugguest to go with a flat fee service but it all depends on how much time you or what to spend. You can save thousands of dollars with a little work on your side. I think listing it on the MLS is key.

I just sold my place using a flat fee realty service. You pay a flat fee of about $300 to get your place listed on the MLS and pretty much all the major sites. Alot offer info throughout the whole process. Then you set a commission to the buyer's agent at 2 or 2.5 percent. You still have the option of selling by owner also and paying no commission. The paperwork will be handled by the lawyers which you will need anyways. Also if the buyer has an agent, the agent will help with it too. Really not too hard.

If you use a selling agent you probably pay an extra 2-2.5 percent. The biggest thing agents offers you is showing your home when you are not in and answering many questions that come up. Also depending the kind of person you are, can handle all your negotiations. All the extra stuff the agent says they will give you isnt that important in my opinion.

I like negotiating with the buyers themselves and like to know who I am selling to, so I really dont like that extra layer. Get a good lawyer and most of everything will be handled through them. Its good experience to sell and buy a new home. Good luck.

  2. I don't really like Phish that much, but I think Farmhouse is a fantastic album. Do most die hard Phish fans like that album? just curious...

Yeah, not a bad album. Although when it comes to phish fans much like the Dead fans, its about the live shows. The studio album never quite captures the feeling of their shows. You have to like jammin' cause they do that alot.

  3. anyone notice that amazon.com has pre-orders up for A.M. and Summerteeth on LP w/bonus disc? um, awesome. those go for hundreds on eBay...when i see them.

Yeah thats the best part, you dont have to spend hundreds to get these on vinyl now. The originals will probably be collectibles for people who want to have them, I think AM was red with clear cover which makes it different also but I dont think the prices will stay as high for them once re-issues are out there. Although I doubt the original release was on 180-gram.

  4. From someone who hasn't read the book - that is a good trailer and it makes me want to see the movie. :)

those are my thoughts when I watched the trailer. Reading books just makes movies suck.

  5. Had one. I really liked it, though I could hear its limitations by the end of the time I had it. A solid table though. I would definitely upgrade the cartridge on it - I like the Ortofon 2M Red or Blue myself. Its a good "starter" if you are moving up from a not so great Technics.

My current is the Technics SL-BD20D. I bought it long time ago and feel its probably in the low end of things. I think I should see a great improvement with the Project 3. Thanks for the info.

  6. Under $300 you are best off to find something used. Technics made/makes some good tables. Depending on what you have, you might want to just upgrade your cartridge. Look on Audiogon.com Look on stevehoffman.tv for advice, do a search there.

someone is selling a used Pro-ject Debut III for $250. have you heard anything on those?

  7. you haven't been paying attention to the markets. We're past the bottom. It's going to be a slow recovery, but we're not sinking anymore.

I guess if you see things in a short term perspective. Anyone can borrow money and say things will be good for awhile and it will be, but the day will come when the money is due.

What about our massively growing national debt and budget deficit?

  8. I just recieved an email from Amazon stating that the release of these have yet been pushed back again. Now they will be shipped at the end of August. At this rate, we might or might not see there reissues this year at all. :ninja

Ahh fooey!!! Cant wait for the new album.

  9. "Best" is pretty subjective, you could put Eddie Van Halen in as a technical master but does that make him one of the greatest ever? I doubt it. What about genre etc. Jesse Cook is a master but he won't make any rock list.

Some of my favorites.. Nels Cline, Larry Campbell, Tony Rice, Neil Young, Ralph Towner, Bruce Cockburn, Richard Thompson, Mark Knopfler, Frank Zappa, Jack White, Robbie Robertson, Prince, Jonny Greenwood, Pat Metheny.

Some people might think Eddie VanHalen is the greatest ever. Its all subjective like you said. I think I can argue that Eddie is probably ojectively one of the most influencial guitarists ever though.
