Many municpalities are skipping the actual valuation process in their assessments and are just using statistical sales data. For example if you live in a community where there was a huge boom in new construction and sales you could find yourself taxed at the same rate as a brand new home based upon finished square footage regardless of condition, actual market value or the fact that your home was built in 1908. Garbage pic up is not included in my taxes in Scotch Plains, NJ unfortunatley we have to hire private companies PS..Some towns also have volunteer fire companies which taxes may not go too help... My town is on the high end of property taxes, but I get a decent break since my house is 110 years old and we didn't tear it down. And I pay something like $40/month for garbage and recycling.
